Yup - I will lend you the money and best of all, I won’t charge interest. No credit checks are necessary for financing approval since I am the bank.

Follow these easy steps for our owner financing plan:

  1. Reserve your property by paying a Document Processing Fee (this affords me the time to draft up all the paperwork).
  2. Upon payment, I prepare three key documents: a Promissory Note, a Land Contract, and a Sale Agreement (these protect you as the buyer and me as the lender)
  3. All documents are signed digitally via DocuSign.
  4. Make your down payment through a secure payment link. If you wish to pay more upfront, just let us know!
  5. For monthly installments, payments must be made via ACH or debit card, which also has a 3.5% processing fee.
  6. Installments begin 30 days after the contract is signed.
  7. Your monthly payment covers property taxes and the transaction fee for ACH/card payments (HOA/POA fees when applicable).
  8. Our efficient payment system, Geek Pay, lets you access your documents, view your payment schedule, and make additional payments at any time.
  9. After fully paying off the principal, we transfer the deed to you within two weeks.

Please note: We advise completing all payments before making any improvements or residing on the property. However, you are free to visit and camp on the property according to local regulations.

  1. Start by paying a $299 document processing fee to secure the property.
  2. After receiving the fee, we’ll cease all marketing of the property.
  3. We’ll draft a new Purchase Agreement and Deed for the property.
  4. Sign the Purchase Agreement digitally via Docusign.com.
  5. After notarization of the new deed, we’ll confirm the transfer to you, providing proof via photo or video.
  6. Payments are preferably made via bank wire, though credit card or Zelle transactions are acceptable for smaller amounts.
  7. Upon payment receipt, we register the deed with the county, typically electronically, speeding up the process.
  8. We then send you both digital and physical closing packets containing detailed information about your land and a copy of the recorded deed.
